Fees


TENANT FEE'S (INCLUSIVE of VAT at the current rate)

BEFORE MOVING IN:

Reference & credit check fee-Identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability including contract negotiation   £180 (inc VAT) per adult tenant
 
Additional tenant fee-processing the application and associated paperwork £108 (inc VAT)
 
Guarantor Fee-financial credit check and referencing £90 (inc VAT) per guarantor
(if required)


DURING TENANCY:

Tenancy Agreement Renewal Fee-contract negotiation, amending and updating terms and arranging a further tenancy and agreement   £120 (inc VAT)
Periodic Lease Charge-only payable if a Landlord agrees to go on rolling contract £60 (inc VAT)
Late Rent Fee-chasing tenant for rent not paid on the due date £18 (inc VAT)
Alternative rent payment fee-if rent is paid other than directly into Thomas & Rawson account £12 (inc VAT) per payment
Missed appointment fee-if tenant does not show for agreed inspection or appointment £30(inc VAT)
Key Call Out Fee weekdays 9am to 5pm-if tenant requires access due to lost key £30 (inc VAT)
Key Call Out Fee 5pm to 9pm or weekends-if tenant requires access due to lost key £90 (inc VAT)
 
New Tenant Transfer Fee-marketing charge when tenant wants to leave before end of an agreement (subject to Landlords approval). New tenant not guaranteed £300 (inc VAT) paid upfront plus the cost of inventory


ENDING YOUR TENANCY and AFTER:

Check out Fee-Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s)

LANDLORD FEES:
Our Management Fees are 12% of the rent collected Inclusive of the VAT (at the current rate).
There are no other fees payable.
[Example £850 rent collected x 10% = £85.00 + £17.00 VAT…….. Total payable is £102.00].
